Custom Townhome in Oak Lawn

Custom townhome on a 25-foot lot in North Oak Lawn. This luxury townhouse is a perfect example of a townhouse prototype I designed in the mid-1990s that makes optimum use of 50X150 foot lots that are so plentiful in Oak Lawn. Making use of a simple replat to subdivide the lot lengthwise results in two 25-foot wide by 150-foot deep townhouse lots. This simple replat requires only ministerial approval and can be effected very quickly.

The magic in building these townhomes so successfully and profitably is the design. First, the streetscape is magnificent, appearing as if it is a substantial custom home, rather than two townhomes. Second, the floorplan I perfected for this configuration uses the maximum allowable building width. With a required 3-foot side yard on one side and zero on the demising wall side, the maximum width is 22-feet. The floorplan maximizes the windows on three sides, places all living and dining spaces on the first floor, sleeping spaces on the second floor, and a 400 square foot flex room above the garage accessed by a separate staircase.
