Ascot Court Phase Two

Luxury Townhomes In Oak Lawn Neighborhood

Ascot Court Phase Two

Ascot Court was built spec to satisfy the perceived demand for high density, attached urban housing that offered fee-simple ownership and was the first townhouse project approved in Dallas using the creative new platting scheme. It wasn’t just perceived demand, it was very real, and buyer traffic clearly indicated demand for larger, more expensive product.

Responding to buyer traffic which indicated demand for larger townhomes, and buyer traffic that indicated demand for two-story product, I purchased the adjacent land and launched Ascot Court Phase Two four months after commencing the first phase. The design was radically different and proved to be even more popular than the first project.

I achieved 17.4 dwelling units per acre for this small, infill project. The townhouses ranged from 1,800 to almost 2,100 square feet with prices that ranged from $279,000 to $379,000 (in 1996 dollars). All of the townhomes were sold out before any were complete.
