Lofts at Studio Metzanine

Luxury Urban Townhomes In Dallas’ Oak Lawn Neighborhood

Lofts at Studio Metzanine

Up until this point in my career I had built only very traditional projects, both single-family homes, and townhomes. Visitors frequently suggested and requested future projects that were more contemporary, with a significant percentage of those expressing interest in lofts. The demand for urban lofts was strong, so I purchased a small twenty unit apartment complex and tore it down to make room for my first loft project.

Design conception was time-consuming as I wasn’t sold on either of the first two architects with whom I worked. Finally deciding on Michael + Crowe + Architect, the design development phase proceeded slowly. I wanted to make sure we got it right and Michael Crowe is an excellent architect who was meticulous about everything. The final designs for the Lofts At Studio Metzanine were amazing.

Specifying products, finishes, and construction methods were very different from anything I had done previously. The design, while spectacular, bet everything on a massive, arched commercial window system that featured 14 foot wide, 22 foot tall arched windows that spanned two open floors. It took months of research, but I did find a Dallas window manufacturer who fabricated the windows to our exact specifications.

The project density was 21.8 units per acre and with 3,000 square foot units the density was very strong. The eight urban Lofts at Studio Metzanine sold for around $500,000 per unit in 2004.
